TFM Portsmouth is Jumping for Joy!

TFMoran’s Portsmouth office is jumping for joy over the release of their new 2017 polo shirts. The blend / mesh of all the colors really show the unique personalities of the Portsmouth Team. 21 Years! TFM Hosts Manchester Chamber of Commerce August Network PM

TFMoran hosted the annual Greater Manchester Chamber of Commerce August Network PM event for the 21st consecutive year on Thursday, August 17th. Over 200 chamber members, guests, TFMoran staff and their families enjoyed a BBQ, ice cream, country music, and good company on a clear summer evening. “Back to School” was this year’s theme, to wish our four TFM interns good luck as they head back to college. The tent provided by Special Events of New England, was decorated with red, white, school supplies and sunflowers. Posters of school projects completed by TFM were strewn along the brick walls for display, and at the TFM tabletop booth.  TFMoran’s Principal and Chief Operating Officer, Dylan Cruess spoke about the significance of Interns and how they impact the workplace.

The Wine’ing Butcher filled everyone’s plates with steak tips and turkey tips, burgers and dogs, along with delicious summer salads, followed by The Inside Scoop serving cones of Strawberry Cheesecake and Toll House ice cream. Royal Bouquet supplied two gorgeous sunflower summer arrangements that were included in the door prizes, along with gift cards from The Wine’ing Butcher and The Inside Scoop. All three businesses are located at the French-Atwood Marketplace on Wallace Road in Bedford.

Thank you to the Greater Manchester Chamber of Commerce board and members for joining us for another memorable event. Also, a big thank you to all the TFM staff who helped make this another successful event!

This summer issue has a full-array of exciting projects, events and staff news. New projects like “Market and Main” a new Lifestyle Center on the former Macy’s site in Bedford, NH; Murphy’s Taproom & The Carriage House, an Irish restaurant and banquet facility on the former Weathervane Seafood Restaurant site in Bedford;  SNHU’s newest 4-story dormitory Monadnock Hall; and Residences at Riverfront Landing, 228-unit apartment complex in Nashua along the Merrimack/Nashua River, just to name a few.

TFM’s Marketing Coordinator, Susan Bartley designs and produces the newsletter in-house, and her summer intern Marketing Assistant, Kelsie Gagner helped to write many of the stories. Kelsie also took many of the project photos and staff photos, she will be a Senior at Southern New Hampshire University. And, a big “Thank You” to Frank and his staff at Papergraphics of Merrimack, NH for another great job of printing and mailing the newsletter!

In New England Real Estate Journal’s July 28 – August 3, 2017 issue in the Shopping Centers section, is one of TFM’s exciting multi-use developments under construction on South River Road in Bedford, NH. (former Macy’s site). TFM is proud to be a significant part of this team, working with the owner Encore Enterprises of Dallas, Texas, the project architect Prellwitz Chilinski Associates of Cambridge, Mass., Hutter Construction of New Ipswich, NH and Colliers International.

TFMoran works with Encore Enterprises on Market and Main – a 350,000 s/f lifestyle center

Bedford, NHReconstruction of the former Macy’s site is underway on South River Road in Bedford, New Hampshire, making way for a new “Lifestyle Center”, a high-end multi-use complex featuring a deluxe movie theater, office building, hotel, retail shops, and a variety of vibrant restaurants. The 350,000 sf complex was approved by the Town in late 2016. The site was originally developed by the Jordan Marsh department store chain in the 1960s. The site was taken over and operated by Macy’s in 1996 until it closed in 2015. The site was then purchased by Dallas-based Encore Enterprises with plans to create a new “lifestyle center” on the 16-acre site.

Construction at the site began in March 2017 by Hutter Construction of New Ipswich, NH and is expected to be completed by late 2018. Currently in the pre-leasing stage, Market and Main is attracting attention from national, regional, and local retailers and corporations. Bob Rohrer, Managing Director of Colliers International, said, “We have had a lot of interest in the development and are in negotiations with several companies who are excited about the mixed- use aspect of Market and Main.”

“The property is strategically positioned along South River Road at the high-traffic intersection of NH Route 101, I-293, and the Everett Turnpike,” says Nicholas Barber, President of Encore Retail. “And its proximity and direct access to the Whole Foods plaza will make it a regional destination.”

The development will create a new “Main Street”, which – unlike many other local towns – Bedford does not already have, and also a “Market Street” heading towards the Whole Foods plaza. Market and Main is therefore the logical name for the complex, representing the place in town where everyone wants to go. The lively, upscale atmosphere of the development will include fresh, new brands mixed with local favorites, including Whole Foods, which opened in the spring of 2016.

Other tenants such as Trader Joe’s, Red Heat, Friendly Toast and Athleta have also announced their commitments to the complex. Many of these shops, like Athleta, an upscale women’s athletic clothing store, are firsts for New Hampshire, and are expected to attract many new shoppers to the area. Others like Trader Joe’s, will enhance the reputation that Bedford carries among “foodies”. Ted Chryssicas, Executive Managing Director of Newmark Knight Frank, stated that, “As construction begins, we are seeing increased interest from retailers looking to sign leases and be a part of the first phase of Market and Main.”

The complex includes seven new buildings, existing Carrabba’s building and two new parking garages. TFMoran is responsible for the structural engineering of the garages, as well as civil/site and traffic engineering, permitting, land surveying and landscape architectural services for the whole development.

The architecture is being designed by Prellwitz Chilinski Associates of Cambridge, MA. Their approach reflects both past and present; incorporating brick, granite, cast stone masonry, painted wood, and metal in a palette of modern materials and historical colors throughout the complex. Eye appeal is emphasized for individual tenants and harmonized throughout the center. “Colorful awnings and canopies extend beyond the entrance, sheltering the shopper while on the sidewalk and inviting customers in,” says Laura Homich, Senior Associate of PCA. “Seated outdoor patios nicely blend the interiors and exteriors of the entire property, and architectural details reoccur throughout the site, visibly connecting the complex as a whole”, continues Laura. The new development is expected to generate approximately $1 million in new property tax revenue for the Town, and is anticipated to be a high-profile lifestyle center development within the Town.

“Bedford has grown rapidly over the last number of decades, creating a demand for more shops, entertainment, restaurants, and commercial space,” says TFMoran’s Project Manager, Chris Rice. “We believe this high-profile lifestyle center will draw in people from surrounding towns, as well. The Town of Bedford is pleased to see this new development take shape, and we are all looking forward to the grand opening of the new center.”

Happy Oregon Trails to TFM’s Sheryl Dodge!

The TFMoran team said their final goodbyes to TFM’s Accounting Clerk, Sheryl Dodge, this past week. Sheryl is originally from Oregon, and moved to New Hampshire due to her husband’s job location. Together they have four children, her oldest daughter lives in Oregon with her two children. Her oldest son also lives in Oregon and recently got married, and two younger sons. When her youngest graduated from high school, Sheryl and her family found it was best to move back home to Oregon.

Sheryl was a wonderful attribute to the TFM team and she played an important role in the office for the five years she worked here. For her last day, TFMoran staff hosted a luncheon in her honor, in the reception area with pizza and cupcakes. The party was a western theme consisting of cowboy boot patterned tablecloths, napkins and décor accompanied by the slogan “Happy Oregon Trails Sheryl!”  Thank you for everything you have done and good luck on your new endeavors, Sheryl!

TFM’s Portsmouth office welcomes Josh Barr as a Summer Intern

Joshua Barr has joined the TFMoran Portsmouth team as a Survey and Environmental Permitting summer intern. Josh is pursuing a Bachelor of Science degree in Environmental Studies from the University of New England. He has experience working as a caretaker at Salcha River State Park in Alaska, and at Saco River Salmon Hatchery in Maine.

Cassi Beroney Promoted to Accounting Assistant

Cassi Beroney was recently promoted to Accounting Assistant at TFMoran’s headquarters in Bedford. Ms. Beroney has been with the company for five years, previously serving as Administrative Assistant/Receptionist. She received an Associate’s degree in Accounting from Mount Washington College (formerly Hesser College). Ms. Beroney’s new tasks include payroll, billing, and other accounting duties.

Robert Duval Speaks at Northern New England State of Commercial Real Estate 2017 Summit

On Thursday, June 29, 2017 New England Real Estate Journal hosted the Northern New England State of Commercial Real Estate 2017 Summit at the Portsmouth Harbor Events & Conference Center in Portsmouth, NH. TFMoran was a Corporate Sponsor, along with Build-It Construction, Fulcrum, CBRE|Portsmouth and Hinckley Allen. PROCON and Waterstone were the Gold Sponsors and Vendor Sponsors were U.S. Pavement and KANE.

The event started out with networking during a breakfast buffet, followed by 3 sessions of topics addressing Commercial Real Estate, ending with discussions and networking between attendees and speakers. Sessions included Capital Investments & Financing Availability; Construction Projects & Trends; and Real Estate Updates & Trends. TFMoran’s president and Chief Engineer, Robert Duval, PE was asked to speak on the panel addressing Construction Projects & Trends. Some of the topics he addressed included an update on regulatory and permitting issues; a shortage of skilled labor in the workforce (specifically engineering and surveying); and new 3D technology in design and construction. Mr. Duval was one of 15 professionals who spoke on the panels. Ribbon Cutting at Chandler Place – Affordable Senior Living Apartments in Plaistow, NH

TFMoran’s COO, Dylan Cruess and Project Manager, Tom Burns, PE joined in the celebration of the completion of Phase I of Chandler Place Apartments on 18 Chandler Ave, in Plaistow, NH. A ribbon-cutting ceremony was held on Friday, June 16th led by Steven Lewis, one of the three local developers. New Hampshire’s Governor Chris Sununu and town officials were also on hand to support this 62-and-older affordable senior housing project. Phase I of this two-phased project, consists of 25 one and two bedroom apartments, each averaging between 650-670 square feet, and a community center and business center on site. Phase I was completed in-part from receiving $330,000 through the state’s Affordable Housing Fund and $4 million through Federal Low Income Housing Tax Credits. Residential applicants had to be at or below a required income level to qualify. The approximate rent for a one bedroom is $915 and a two bedroom is $1,095.  At the time of the ribbon-cutting event, occupancy was to capacity, with a waiting list for an open unit. Phase II could add an additional 14 more apartments.

The project team for Phase I of  Chandler Place Apartments included TFMoran for land surveying and civil/site engineering services, Burnell-Johnson Architects for architectural design, Gary Chicoine Construction for building, and Jameson Excavation for site work.
