TFMoran Celebrates Ribbon Cutting at The Village on Technology Hill

Despite rainy skies, excitement remained high as project partners, state officials, and community leaders gathered on Tuesday to celebrate the ribbon cutting for The Village on Technology Hill in Londonderry, New Hampshire. The milestone marks a significant step forward for one of the state’s largest mixed-use developments, bringing together residential, commercial, and industrial spaces designed to support New Hampshire’s growing workforce and economy.

TFMoran is proud to have provided civil and structural engineering services for this transformative 110-acre development, working alongside North Branch Construction, developer Ken and Grace Solinsky, and Stone River Architects to help bring the vision to life.

The ceremony featured remarks from several project partners and distinguished guests, including Governor Kelly Ayotte, U.S. Senator Maggie Hassan, U.S. Representative Chris Pappas, and other state and local leaders. TFMoran’s newly appointed President and Chief Engineer, Nick Golon, PE, also addressed attendees, highlighting both the opportunities and engineering challenges presented by the site.

“This site is truly magnificent, spanning more than 110 acres with over 120 feet of elevation change,” Golon said. “It offers mountain views, and on a clear day— not today—and even a glimpse of the Boston skyline.

Nick also spoke about the complexities of designing the project, noting the site’s steep slopes, extensive ledge, limited buildable shelf space, and surrounding wetlands. Through close collaboration with the project team, TFMoran developed engineering solutions that transformed the rugged terrain into a vibrant mixed-use community designed for generations to come.

Following the ribbon cutting, guests toured the newly completed apartment homes and commercial spaces while enjoying food trucks and local vendors stationed throughout the property. Although the weather was less than ideal, the rain did little to dampen the celebration as attendees experienced firsthand the scale and vision of the development.

The Village on Technology Hill will ultimately include 440 one-, two-, and three-bedroom apartments across nine residential buildings centered around a three-acre village green featuring walking trails, a playground, dog park, and community gathering spaces. The mixed-use campus will also include industrial facilities, retail space, an Easterseals New Hampshire childcare center serving up to 200 children, and pedestrian-friendly connections designed to create a true live-work-play environment.

As one of the largest privately funded developments currently underway in New Hampshire, The Village on Technology Hill represents an exciting investment in the region’s future. TFMoran is honored to have played an integral role in the engineering and design of this landmark project and congratulates the entire project team on reaching this exciting milestone. Ground Breaks and Construction Begins at The Village on Technology Hill

LONDONDERRY, NH – TFMoran is providing structural and civil engineering services to North Branch Construction’s latest project, The Village on Technology Hill. This transformative mixed-use development is designed to support the region’s growing economy while offering a unique living experience. The development will unfold over the next three to five years, with a focus on energy efficiency and modern amenities.

The project will consist of three main zones: industrial, residential, and retail. The industrial area will include a 160,000-square-foot building for Envision Technology, a 60,000-square-foot build-to-suit facility, and additional space for future growth. The residential zone will feature 440 one-, two-, and three-bedroom apartments across nine buildings, centered around a vibrant village green with amenities like a playground, dog park, and jogging course. The development will also incorporate solar panels to promote sustainability.

A retail hub at the northern entrance will offer a general store, childcare facility, and a bus stop for convenient access to services. A pedestrian-friendly bridge will connect the residential area to the heart of the community, ensuring easy access for all.

TFMoran’s Woodmont Commons project featured on the cover of “The New Hampshire Civil Engineer” April issue

ASCE NH Section’s “The New Hampshire Civil Engineer” features TFMoran’s civil (and structural) engineering project Woodmont Commons in Londonderry on the April 2020 Newsletter Cover.

Inside this edition, one of TFMoran’s Senior Project Managers and Professional Engineer, Nicholas Golon, is featured as Board Member of the Month. Nick joined TFMoran’s Civil Engineering Department in 2006 and has served on the ASCE-NH Board for seven consecutive years, currently serving as Treasurer.

Nick is very involved, not only with ASCE-NH, but also in the community, giving-back whenever he can. This year Nick was recognized by the New Hampshire Union Leader as one of the state’s standout young professionals in the 2020 Class of 40 Under Forty.

Nick also contributed an article reprinted from New England Real Estate Journal which he authored entitled: Strong infrastructure to drive retail success: Investment is needed to prepare for the future  This article also appeared in ASCE National’s This Week in Washington as an “Advocacy Shout Out”.

Breaking Ground at Uni-Cast

TFMoran recently attended the groundbreaking ceremony at Uni-Cast held on Monday June 24th.

In attendance (left to right) were Dan Boisvert- Boisvert Electric President, Paul Berube- Uni-Cast, Andrew Murray- SADCO, Dave Fuller- SADCO, Nick Golon- TFMoran Sr. Project Manager, Henri Fine- President of Uni-Cast, Jeremy Belanger- TFMoran Sr. Project Engineer, Peter Flynn- Flynn Construction Corp., and John Turner- Team Engineering President.

The project is set to involve an expansion of the existing facility located on Industrial Drive in Londonderry, New Hampshire. Uni-Cast is a manufacturer of sophisticated aluminum castings known for their strict quality control and capability to produce some of the industry’s more challenging applications.

The proposed expansion includes an over 9,600 sf manufacturing, and 900 sf office addition to the north side of the building, as well as another 2,700+ sf manufacturing addition on the south side of the building. Additional improvements include parking lot expansion and the rebuilding of their stormwater detention basin to current Town and State standards.

TFMoran is happy to share that it has joined the Greater Derry Londonderry Chamber of Commerce. TFMoran has completed many engineering and survey projects in the Towns of Derry and Londonderry so it made sense to support the local business community by joining the Chamber of Commerce.
